My Air Conditioning is Leaking

While the primary function of an air conditioning system is to remove any moisture from the room, this process means the unit may need to capture a large quantity of water. This amount of water can depend on a few factors, including:

  • The humidity content in the room
  • Size of the air conditioning unit

Blocked drain hole

At the back of the air conditioner base there is a drain hole which allows the captured water to escape from the unit. If this drain hole becomes blocked, the water builds up inside causing the base to become full of excess water and leak.

Air leaks

If warm air surrounding your air conditioner manages to enter the unit, it will come into contact with cooler, drier air which will cause condensation. To check whether this is a problem on your machine, turn the air conditioning on for 30 minutes and closely examine the area at the front edge of the unit’s base. If you notice water dripping on the front of the air conditioning unit, close inspection may show water droplets which indicates that your A/C system is suffering from an air leakage problem. To prevent the warm air from filtering into your air conditioning unit, try using foam insulation to fill any cracks or gaps.  

Dislodged drain pipe

Contrary to common belief, a leak from an air conditioning unit is not always caused by a complicated problem which will be difficult to repair. In actual fact, something as simple as a dislodged drainage pipe can cause a leak.

If this is the case, the water will drain in a different way, until it eventually travels back into the unit and down your wall. All that is required to correct this problem is to change the angle of the drainage pipe so it operates properly.


If there is a problem with your cooling system, you may notice that the captured water inside the system is turning to ice. Simply remove the front cover while the machine is in operation and if ice is forming then your air conditioning unit will need servicing.
